KLG provides highly-customized
processes tailored specifically to each client’s unique
needs. However, in many instances, the general structure
of how we advise clients to proceed is based on a general
framework developed throughout our firm’s years of
experience.
Having a process in place that can be rapidly customized
ensures that our clients can move forward as quickly as
necessary. However, there are times that a client’s
needs are so unique that a new approach is necessary. KLG
has always been able to “start from scratch”
and quickly develop a totally original approach optimally
suited to these challenging assignments.
One example is a framework that we have frequently
used as a basis for processes that guide a client from the
initial consideration of geographic change strategies, options
evaluation, negotiations for incentives and site acquisition,
and final decision making.
FEASIBILITY
Often it is advisable to perform a fast-track “Feasibility
Analysis” that allows for a rapid evaluation of the
strategic options available, the range of suitable locations
that exist, various program options for how to structure
the event, and a detailed evaluation of the outcomes that
would occur based on the range of possibilities that can
be considered. This allows a client to quickly judge if
location strategies can effectively accomplish their goals
and objectives, understand the options that exist and their
relative effectiveness, and ensure that key factors associated
with each option are fully anticipated. Key to this approach
is that an organization can quickly decide if this is an
effective strategy to pursue, and do so without committing
significant resources, creating widespread internal knowledge
that location changes are being considered (which could
prematurely concern the workforce), risking public knowledge
of their potential plans, or making any commitments to move
forward. This process can often take as little as four weeks.

PROOF-OF-CONCEPT
If these analyses suggest that there are strategies worth
pursuing, most clients move forward with a “Proof-of-Concept
Analysis” that provides in-depth exploration of options,
full development of implementation plans and parameters,
development of real estate/site options and terms, and public
sector incentive deal development and negotiated terms.
Throughout, detailed evaluations of available options are
maintained and updated as plans are finalized and greater,
in-depth detail on options and tactical plans are developed.
This phase provides an opportunity to fully test out all
assumptions, develop a detailed understanding of implementation
methods and their implications, fully explore the location
options via in-depth on-site work, identify real estate
options and understand economic terms, and develop terms
for negotiated municipal incentives. This stage provides
the critical, in-depth analyses that must be performed prior
to making a final decision; allowing the organization to
fully evaluate options and develop its plans based on thorough
knowledge, and a full understanding of outcomes prior to
any final decision to proceed.
